2025 Summer Maintenance
Please be aware that starting Monday May 5th, 2025 Morgan Asphalt will be performing a multi-day grading/resurfacing road maintenance project in the neighborhood.
- The work will last 4-5 days and during that time heavy equipment including a grader, water truck, and dump trucks will be operating on our neighborhood roads.
- All roads and property access will remain open through the duration of the project, though small driving delays will occur (less than 5 minutes). Please plan accordingly.
- Please use extra caution and decrease speed when driving around the work crew, and follow directions given by workers.
- On the last day of work, Magnesium Chloride will be applied to the roads; this salt slurry can be irritating so please avoid walking on the roads while they are wet. This is projected for Thursday (5/8) or Friday (5/9) and the TSSD board will send a notification email the night before.
- Work will begin on Cedar Way and then move West across Cedar Court, Douglas Drive, Ponderosa Drive/Court, and Upper Balsam Drive.
- Lower Balsam Drive (East of the entrance), Eastern Ponderosa Drive (East of Cedar Way), and West Balsam Drive are in great shape and will not be affected by this work as grading would provide no meaningful benefits to these sections of road.
Background:
The purpose of this work is to smooth the road surface, re-establish proper drainage pitch, and reduce dust. Morgan Asphalt will be watering the roads before grading, bringing in millings where additional material is needed, and then applying a Magnesium Chloride treatment to help set the resurfaced roads and reduce dust. In total, this work fixes the inevitable potholes, washboards and ruts that develop and improves the road surface and drainage to help combat these issues in the future. Millings are the material from ground up old asphalt and provide a better fill / surface than traditional gravel.
This summer road resurfacing work is an ongoing and standard part of our neighborhood road maintenance plan. Road improvements over the years have been very successful, and allowed us to forgo resurfacing last summer. Every neighbor also contributes to the longevity of good road conditions by obeying the posted 15 mph speed limit throughout the summer. Slower speeds not only reduce the wear on our dirt roads but help with dust mitigation. We continue to work diligently on our maintenance plans to ensure a sustainable and fiscally responsible program.
